I have a bedroom set and some sofas. The people want to pay a deposit and then pick it up in 1 week. Where can I find a contract? Also, what if they get injured while moving the furniture up some stairs we have here. Should I include something about this in the contract?

First be sure that this is a real deposit and not a scam one. There are a lot of scammers out there that will offer to pay you a deposit with a little overage and then you give them the overage back and turns out the entire check is no good. Hey much should sell my bedroom set for?

Q. I had it for little under 4 years, I bought it for around 2,500.
Bed- Headboard, Footboard, mattress
Dresser- Has 4 drows, very deep.
Nightstand- Two drows

All of these is very classy and is white. I don't know what type of wood but it is very strong.

Anyway, I'm trying to sell this and get enough money from it to by another bedset.

Typically, I don't think bedroom furniture has a high resale value...that is to say, it doesn't sell "used" for nearly as much as you purchased it. I sold my white painted wood bedroom set (bed, desk, bedside, dresser) for $500 or so, but I was trying to get rid of it fast. Go on craigslist and see what others are going for. Always set the price high and let people negotiate down from there. Good Luck!

That's just around what I spent on my daughter's bedroom set (not including mattress) bed... headboard, footboad and panel; five draw chest, 3 drawer dresser with mirror, and 1 night stand (all wipeable and comes with necessary safety screws to attach the furniture to the wall).

All purchased at furniturefind.com (free shipping "on just about everything" right now). I furnished my entire house through them. And since the new management, you can find a full kid bedroom set for under $500.

I have had my own apartment, homes and helped my son stock his. B/c money is an object here you want to go for function and then decorative. Kitchen, you are going to need your basic pot(boil water, can of soup , rice etc so get a really good 2 quart pot, this way you have room to boil noodles for yourself, if you have the money a stock pot with lid is also good esp if cooking for company. Must have 2 good potholders that feel comfortable to you. one mitt, and one square. A microwave is nice for a single person for snacks and/ cooking so plastic wrap is good for that(SAFETY FIRST don't get steamed burned) At least one pkg of reusable storage packs for keeping left overs and produce etc. A simple set of silverware, one large spoon and one large slotted spoon, one spatula.A really good knife, if you just get one, get a good quality one that you can resharpen. A can opener. does not have to be electric, in fact after 30yrs of living "omo" I per fer a hand help opener. . A lot of these one can find at thrift stores,take home and clean well. so don't forget dawn liquid that will clean your dishes and your stove, microwave,and coutertops. Sponges, get them by the pack at a dollar store, oh BTW dollar stores are great places to shop when money is so very tight. Paper towels and a holder, one can spend a dollar up to 40 dollars. Don't forget your seasonings,bread,milk,eggs---a broom,mop and dustpan. A couple of plates,bowls and cups/glasses. I have found complete sets of plates etc for $10 at "dollar general" in the past. Also ck out garage sales,but make a list of what you really need. (a nice basic cookbook like better homes and gardens or bettycrocker would be nice, but you can get a bk at the library and then jot down recipes you would like to make. A kitchen timer and a clock.
Ok I think that is it for the kitchen, use towels( I per fer cloth but paper towels OK too) to dry dishes. Get in habit of washing dishes right away, drying and putting where they belong so everything looks nice and tidy.
Living room, is it a furnished apartment? That is a big question! If it is furnished then all you need is a basket or box to hold remote if you have tv and some inexpensive colorful pillows to add color and I always like a blanket of some sort to throw over me while I watch TV. Don't forget lighting. If unfurnished, start out with a love seat , so a friend can be there with you, an ottoman( or box, a storage box to hold blanket and mags would be great here for dual purpose) an inexpensive TV ,radio and one or 2 houseplants (live or Fax your choice) . Again try your thrift stores and yard sales first.

Bedroom, again if furnished , just the linens and a mattress cover. If not furnished, bed or blow up mattress on a platform made of plywood or pressed board(try free cycle too for all items) and blocks, paint or stain and place mattress of your choice. A side table, I made my first out of cement blocks and bricks and a piece of cardboard , to hold a lamp, a "wake up" clock. Linens to fit bed.

Bathroom-toiletries, maybe a tray to set on counter top with toiletries or a yard sale table or stand for storage , towels , hand towels and wash-clothes. I found some just the other day at a grocery store of all places, soft and very very inexpensive like 3.00 for a bath sheet. shower curtain?, (can use vinegar and water as cleaner) oh yeah , believe me something to set your soap upon, it can be a saucer from that really great set of dishes you are gonna get on the cheap.
Other than really personal items I can't think of anything else. A knife can crush garlic for you, a fork can juice citrus fruit. As things go better and /or freecycle think about a food processor and/or blender. If you bake, your baking pans. You can make your own art pieces by recycling and reuse things you have, just use imagination. Be sure to get one thing you really really want that speaks "you" to you to make your apartment a home. Snapshots held to wall with painterstape until you can get frames etc.
Enjoy your new home. I am sure I have forgotten something-trashcans everywhere you can, get them at dollar store and just give them a wash out;

We bought a home 3 years ago and are trying to make changes to add appraisal value to our home. We have a inground pool, 4 acres, Nice house.

When we moved in there wasn't much landscaping that had been done, so we added 30 6 foot trees. At a point right now where we would like to use our money and time wisely. Need to know the best thing to increase the property value. We have 3 baths 4 bedrooms, all new appliances, unfinished basement.

First stop spending- now! Trees are nice but 30? Not a cost effective benefit for so many. And not cheap either.

Pools many times are a liability unless you live in California or Florida. Keep it since you have it. Is there a pool house for the equipment? Do you fill the pool with city water or well water? A well is usable for washing the car, filling the pool and a landscape sprinkler system. You'd need a small well house that can be made of stacked stone veneer for effect. Include a latern light near the door and 2 side windows; it is a pump house and needs to look it. Also need a small heater to prevent freezing or the ability to winterize it easily yourself.

Nice landscaping adds curb appeal, and gets buyers in the door. Red and yellow blooming plants that flower throughout the warm months give color to an all green yard. Tulips, phlox, day lilies, tall grasses strategically placed are good. Monkey grass is good for areas you want to keep low maintenance- use 2 varieties for visual effect. Use pine needles for mulch to keep unwanted grasses out of flowering beds. Never use a pine bark, pine chips or soft woods for mulch; soft wood attrack wood destroying insects. Landscaping lights work too. Presure wash the side walks, gutters, eves, sofits, and siding. A nice area with a gazebo is inviting in the back yard area. No wild animal concrete statues, people, St Peter or Cupid statues are ok. An arbor is a nice touch too.

Master bed rooms: fresh paint- use light to med. tinted earth tones. Master baths need a masculine feel, never feminine. Same for remaining baths. New cabinet hardware, a window over the bath tub to let in natural light is good, tile in bathrooms is good- staggered pattern, wood floors in master bedroom is good. A garden tub is good (whirlpools are not cost effective an seldom used) as is a low rise (short step) shower with handicap bars in the shower and a seat to sit on. Use elongated toilets throughout, again include handicap bars. You open your home to a lot of other people even aging people if you make it friendly up front. And use lever handles door operators.

Basement: Add a playroom and an up-flush half bath. A bar sink would be good but not cost effective. Just be reasonable in what you do, do not make your home the biggest on the block. That drags your value down and the neighbors up. Use floresent lighting where ever possible, even flood lights. This helps keep operating cost down.

Kitchen: you have already updated the appliances. Cabinet hardware is a good choice, minimal or no wall paper, inc the dining area. Red encourages eating, that is why restaurants use red, avoid it unless you are running a restaurant. Tile floors are good, use a varied pattern, not a straight line square but off-set, it gives the eye something to see. Under counter lighting is good. Lots of counter top and cabinet space, Lazy Susan is a so-so, if you have it ok, do not add, but a well planned pantry with wire shelves and spaced efficiently will be a hit. Laundry room off kitchen is good. Counter tops of Avonite or Corian is good, granite is over kill and now dated. Light cherry or honey oak cabinets are good, wood darkens as it ages. Did I say NO BLUE?!?! NO BLUE!!

A 3 car garage is good, an out-building for lawn equipment is great- with electric, and this may well substitute for the 3rd garage area if you have it not already. This can also be a rustic looking structure, board and bat type siding and stacked stone at the front around the doors but not over the doors,use more wood. Hardy plank is good too, if the home is brick or stone paint the garge the same color as the trim if Hardy plank is used. Design it deep enough for a boat, min 24 ft deep. Add a motion sensor exterior light as well. I also am fond of a 30 ft. flag pole with Old Glory waving proudly, be sure to have a flood lamp positioned to illuminate it at night. That may look real good bentered in the front yard. If there is room, in the front yard a circle/horse shoe shaped drive adds usable, functionable parking area. Line both driveway sides with monkey grass. Landscaping flood lamps that shine "up" the wall bewteen windows on the front is ok or shine on a feature like maybe the front door is good. Paint the front door black, or fire engine red. No antique brass, shiney brass is ok brushed aluminum better. Green is a last resort, never purple, or some other color. OK to match shutters with front door, they are paintable too.

These are good cost effective things you can do, add appeal and get a good return, but no return will yield 100% the first year. All will enhance the opportunity to get the best price when you go to sell down the road. Always think of your exit when you go in to buy. What ever issues the last owner had, unless you correct them you too will have to over come them.

I've seen and sold a lot of homes. You'd be amazed at what people do- and are proud of it. Just do not make your inprovements too specific to YOUR tastes. You can go to the Parade of Homes in your area or open house and see the things I've mentioned to get a feel of what to do before you invest. Once you have seen these and made your plan THEN SPEND money, because now you have an clear objective and will more wisely buy.

It dates to 1970 as it still has the furniture store's delivery slip to the customer on the back of the mirror. The mirror itself btw has a copyright stamp of "Thomasville 1969" Sorry i didn't take any photos of the set. It looks great and something you would find at the "Brady Bunch" house lol. What color/style nightstand should i get?

I decided on a black steel bed for one of my bedrooms but i dont know what type of dresser or nightstand to get with it. It is not sold as a bedroom set. The store suggested that most people who buy this type bed get black solid wood furniture like an armoire or chest to complement it. i am not into matching since i have eclectic taste just wondering for some suggestions.
It is the masterbedroom and the walls will be a light gray color. The trim is white and the bedroom comforter set will be either white or blue.

With a black steel bed any color would go with it. You could try to match or tone in with the floor or wall. Or you could go with a contrasting color, although probably best not to have more than 3 or 4 colors total. It also depends a bit on the size of the room, i.e. the larger the room, the more colors you could use, if you want to. Also, because it is a bedroom, maybe you should use paler pastel colors rather than bold primary colors.

The main thing is to have fun with it!!!!!!!!

Is there a big difference between coffee and espresso colored furniture?

Q. I am trying to complete a bedroom set by purchasing different parts from different sets. The headboard I bought was beautiful, but the dressers and armoires weren't. So I'm putting together my own "set". I would consider my headboard to be an espresso color and there is a dresser online that is considered "coffee" color. There are other dressers that are espresso but I L0VE this dresser. If I were to purchase it would the colors be totally off?

Espresso is nearly black Coffee is a very dark brown ..As far as the colors being off...yes depends on their proximity and the lighting too. PLus the colors are wildly different manufacturer to manufacturer. It could work especially if it is multitoned.. What I would do is take a photo that accurately represents the color of the headboard and email it to them but their monitors could be skewed.

That's right, we had three channels if you were lucky and they did not broadcast 24 hours a day. That's how we got the term late late show. Movies that came on late at night. Late like 11 pm,, and most stations stopped broadcasting around 1 am. I keep saying broadcasting because there was no cable only over the air broadcasting. Everyone had an antennae and if you were well off you had one with an electric motor on it that made the top turn when you twisted a knob on a unit that was kept on top of the set. Turning made the picture come in clearer which by the way was usually in black and white. My family once dressed up and drove 40 miles just to see a color TV. A lot of TV was live as well as were the commercials. One example is you never heard the word pregnant. A woman and a man were rarely even shown in the bedroom and if so there was always twin beds. Those Victoria Secret commercials you see today along with a lot of the beer ads would have been considered pornography.

She worn pearls, tight waist belts to show off her tiny waistline, she carried a fashionable purse always and a hat.
She was always very put together.

As for choosing a color for your walls, look to the other colors on bedspread that you currently have. If it is in good condition and can still be used, that's one less thing to purchase. Get a shade of one of the other colors on the bedding for your wall paint and you will know that it will match. But if the other colors on it are the lime green and something else and you are bored with it, then you'll probably want a different comforter/bedspread/etc. Check out Target's website for bedding as they have lots of really cool sets. Mudhut, Boho Boutique and Xhilaration are good brands to look at for patterned sets. If you get one that is reversible, that will expand your decorating options.

No, I'm not a poser. I'm not doing this to be cool or liked. I'm douing this because I genuinley want to and I love the style.

Rent to own will keep you paying through the teeth for the rest of your life. My son contracted for a TV and paid weekly for 3 years and still owed $600. for it when I paid it off. If he had continued making the payments it would have cost him $4200. He could have bought the same set At BestBuy for $1300. CRAZY. Don't do it.

I am looking for something chocolate brown with a modern feel to it for a king size bed. I've found some nice sets but all were really poorly built. I am looking for something made out of real wood with corner block reinforcements in the drawers and screws, not just staples and glue. Am I being too picky? Do they just not make good quality furniture anymore? Please help.

Will you help me design my bedroom?

Ok so im moving out of state and decided to sell my current bedroom set and start new when I get to my new place. I am a 24 yr old female college student. I currently have a black and red theme going on, but id like to change it up. Im starting from scratch. My room is small. Im trying to figure out a way to maximize space and storage. I have a lot of stuff that will be in my bedroom and I need a lot of storage, mainly for books and clothes. I also need a work space for school work and writing.

Im looking for something young and fun but also sophisticated. I want something relaxing, as I tend to stress a lot. As im going to be sharing a bathroom with other people, I would like a vanity area, maybe a desk that can douple as a vanity or whatever.
Also, id rather not go smaller than a full bed.

I need everything, furniture, bedding, lighting, accents...everything! If you could help id love whatever ideas you have. Please use pictures to help portray your ideas. Thank you so much!

I'll be staying in this place for 7 months, but then I'm leaving to study abroad in Spain and I don't want to have to pay the storage fees after I leave.
All I need is maybe a queen sized bed, a dresser, and a nightstand. Nothing too fancy.
But then of course when I come back I'll need more furniture too, so should I go ahead and buy some cheap furniture and just pay the storage costs?

How fast and effective is a home internet router?

My bedroom has NO phone jack (I think that's the word) and I want to have internet access on my pc in my room. My mother's room is the closest one and she recommended getting a router, I would like to know how fast my connection would be and anything else I need to know about a router because I am a novice concerniong them.

Hello -

The router is only as fast as your Internet connection. Setting up a wireless network (using a router) requires a broadband (high-speed) Internet connection, whether its DSL, or Cable, or even Satellite connections. If you only have a dial-up connection, then a wireless router wouldn't work.

Setting up routers are relatively easy. They come with installation CDs that will step you through everything you need to do.

One word of caution. Should you elect to create a wireless network using a wireless router, then be certain when you're going through the installation process that when it asks whether it should enable security, you choose "yes".

If you don't, then what can happen is that you'll provide free Internet access to typically everyone within a 1500 ft radius of where the router is sitting, depending upon line-of-sight. People could use your network, browse your files, hack into a website and make it look like you did it.

I don't say this to scare you off, only to be sure to turn on your security so that only people with the proper network key can access your network. I have set up hundreds of these networks, and all work great! I have a wireless network at my house, too.

So, when installing the router, get out a piece of paper and pencil and take notes as the computer asks for information. It'll ask for:
1. SSID (network name)
2. Type of encryption (WEP, WPA, etc.)
3. Encryption strength (64bit WEP, 128bit WEP, etc.)
4. Network passphrase (key is generated off of this)
5. What the actual network key is.
6. Advisable to change your admin password as well.

My Husband and I are trying to have a baby but I cant seem to get the timing right. I need to know how do you calculate your ovulation when you have VERY irregular piriods? I'm not on any kind of set cycle, most women have a 28 day cycle, mine bounces around like carzy. How do I know when I'm actually ovulating?

You need to know some basic things. Let me help you. Yes I am a guy these instructions were given to my wife and I by a Doctor. Follow my instructions if you and your husband are healthy adults of Child bearing age this plan will work for you

First, you need to understand your monthly cycle.

Write down the date your period starts the first month then the following month write down the date the next period ENDS. Now count the days that is considered your cycle. Most ladies have a 28 day cycle. The most likely day to conceive is the date at the mid way point between periods. This is when your egg will move down to your womb. For example, If you have a 28 day cycle next month count out 14 days from when your period starts that is the day to conceive for you. Mark it on your calender. Do NOT start counting when your period ends again start counting days when your period begins. Some ladies cycle is always different one month it could be 28 days the next month it might be 30 days, but by counting days you can narrow down the day. Continue to track and find that mid point day even it your cycle is alway differnt. To be sure you get the right day there is one other thing you must do. Pay attention is part is important!

Second, Go to Wal-mart and purchase a digital thermometer they have them for as little as $4.00. Put it next to your bed with piece of paper and a pen. Then when you wake up each and every morning without fail take your temperure BEFORE YOU GO TO THE BATHROOM. ITS VERY IMPORTANT THAT YOU DO THIS AS SOON AS YOU GET UP AND extremely important that you take your temperture BEFORE YOU GO TO THE BATHROOM. Record your temperture on the piece of paper. Every morning your temperature should near 98.6 degrees. The day you can conceive (your ovulation day) your temperture will spike 1 to 2 degrees higher then all the other recorded temperatures. When that happens wake your husband up and have him do his part. NO oral please! Warning if you take your temperture after you pee you will get a false reading - peeing will raise your temperture by 1-2 degrees. Your Ovulation time is usually only 1-2 days each month. That means you only have one to two chances each month to get it done. Repeat these steps each month until you conceive.

Third, the more sex a man has the lower his sperm count is when your are approaching day 14th (or whatever your ovulation day is) do not have sex make your husband wait until your temperture spikes. It will raise his sperm count through the ceiling. The higher the sperm count the better the chance of conception. When you are trying to conceive the worst thing you can do is have sex every day. Daily sex will lower your husband's sperm count and conception is more difficult. Every other day or every third day is ok!

Fourth, Ask God to help you to increase your faith please read First Samuel chapter 1 (its in the Old Testament) The story is about this lady who could not conceive but she had faith in God She prayed for a child and God anwsered her prayer. Please read it.

Fifth, Sometimes conception takes time if it does not happen as soon as you like just keep trying until it does.
Have fun in the bedroom and don't take it to seriously.

Hi!

Brown is a neutral color, so basically, you can paint any color under the rainbow with it... it all depends on what you like. There are a few things to remember though, and I have a few suggestions... Hope this helps:

To have complete color harmony in any room, you need to have 3 colors: 1 dominant color (usually the walls), 1 medium color (usually the trim, molding, ceiling, furniture, etc.) and 1 accent color (usually decorative accents such as cushions, vases, throws, etc.). You can use the same color as your funiture as you do on an accent wall or all the walls... it depends on lots of things like your lighting, but we'll get to that later.

In decorating, black and white are not considered colors. White is the absence of all color. That's why you can match it with any color under the rainbow. Black is the mixture of all colors. That's why it too, can be mixed with any color under the rainbow. It's not necessary to have any white in a room, but it is very important that you have at least one black item: a vase, a picture frame, a throw rug, a cushion, a curtain rod, a lamp, etc.... you get the idea). The black will ground ALL of your colors together. So don't forget to add something black in your room.

What color of brown is your furniture: Black-brown (as in very dark espresso coffee), dark chocolate brown, etc. Since you didn't say, here are some color schemes that work with different types of brown furniture. The way to use them is for the 1st color = dominant 2nd color = medium and 3rd color = accent. Of course, you can use them in any other way you like, thought the ones listed here are best together in just this way. (after, you'll get some links to some nice color inspiration).

Stick with either white or black for the furniture. There also seems to be lots of black and white bedding available that would suit the colours. If you do the bedding in black and white, it might be fun to have your sheets in hot pink and some accent cushions too.

you'd need strong men with good backs to be able to move/maneuver the furniture

Do you think one nightstand would look akward?

I'm planning on buying a new bedroom set: headboard/footboard, armoire, and I'm thinking about just one nightstand. Would that look weird, especially considering I'm not doing the usual dresser/mirror thing? What should I do to offset it; place the bed closer to the wall? Replace it with something else? I don't think it would look bad. I'd think of messing around with the furniture placement.

You certainly don't want to clutter the room and OVERfurniturize. Especially since you only have two walls to really work with.

Think of wall accents to draw your eye upward. If you go with only furniture to accent the room, you end up looking down most of the time. An even balance of furniture is almost as important as the rest of the decor, e.g. drapes, sconces, wall hangings.

Need some easy decorating ideas for a Master Bedroom?

We have an older four poster oak bedroom set-its sturdy and well made and I just cant bring myself to get rid of it. I would really love to spice up my bedroom decor but cant figure out what would go well with the brown oak "country style" bedroom set. Im more into a contemporary or eclectic look now and I need help with some options...thanks.

I had a Lane bedroom set. It was solid oak and gorgeous. It had a canopy bed, triple dresser, armoire and two nightstands. I had that set for at least 30 years and it looked like new.

But times and tastes change and I wanted something more modern or at least "different".

Trust me, nothing you do to that "country style" set is going to satisfy you if your taste has changed. Bite the bullet and let it go. I sold my old set reasonably to someone that loved it as much as I did when it was new so I knew it went to a good home.

I then bought a new set that is just what I wanted at this point in my life. I don't go for the "sturdy, well made" (translated "really expensive") stuff anymore (I'm not talking about buying junk either, I got my new set at Ashley) because then you have it forever and get tired of it. If you take good care of whatever you buy it will last you for as long as you love it. Then, when you don't "love it" anymore you won't feel so bad to let it go.

Life is short, you deserve to have what makes you happy today!!

Edited: I work for a store that sells furniture wholesale and I update their catalogs. Believe me when I tell you that if you paint the "country" furniture black, it's going to look like black "country" furniture (I see hundreds of sets of black "country" furniture). Country is country is country. If you try to put modern stuff in, on and around your "country" stuff, it's going to scream "she's trying not to look country, but it's country with modern stuff". It won't go. I had country decorating in my home. My husband bought me a baby grand piano. When they bought it in and set it down amidst my "country" stuff, you could almost hear the piano saying "What's all this stuff?" I had to change my decor to go with the piano (much more sophistocated victorian). Modern stuff has clean lines and there is no way to make country stuff look modern.

I'll say it again, life is short, get what you really want and enjoy it.
