How much/how fancy of a projector would I need for a 900 sq. ft./ 1 bedroom apartment?

I'm considering setting up a projector for my new apartment and was wondering what would be the best specs vs cost. The apartment is relatively dark, so I don't really need anything over 1500 lumens, do I? HDTV would be nice, but otherwise I have no idea which one to get. Any ideas? I know these can get really expensive- I just want what I need for a decent picture.

The Sanyo Z2 should easily be found under $1k and is one of the only quality projectors than can do true HD for the price. The Sanyo Z3 and Z4 are also good buys.

Panasonic AE line-up is also work looking at. The new AE900 is getting a lot of great reviews.

BenQ also has some true HD projectors in the $1.5k or so range.

If you can spend near $2.5k, the Sony HS-51 is probably the best projector money can buy.

I would just set a max for what you want to set, then look at the ones I suggested and see what one fits your needs.

High for a one bedroom, but that would depend on what utilities are included. Most complexes built very few one BR units as the rent differential used to be much greater between bedroom sizes and one BR tenants are usually harder on the units (at least statistically speaking).

Current 1BR HUD Fair Market Rent in Worcester is 704 including all utilities. This is based on survey information in the three months prior to April, 2006. HUD sets the FMR at the 45th percentile, so it is just under the median. The median would be about 750 by my calculation. Figure approximately $100-$120 for heat, electricity, cooking and hot water if you pay it.

Try Upland Gardens, Washington Heights, Lincoln Village, and other mixed income rental developments, where rents are apt to be a bit lower due to the presence of some subsidized units. Also worth checking condo rentals.

Telegram classifieds on Sunday are the best place to start, also look under "Apartments" in the yellow pages for the names and phone numbers of complexes.

My parents have two houses but the second one we built is not super super fancy and is not a million dollar home. The reason for two houses is my dad work place was almost 3 hours from our house, I am homeschooled,and when my brother wanted to go to public school we didn't want to go to our local school cause everyone is rich and are bad influences. Our houses , the first one. Its a 3 bedroom 3.5 bath with garage and its on the golf course, and we don't play golf. The other house took 3 remodeling to become what it is now. 4 bedroom with 3 bath and my dads home theater which is his hobby. My dad is the only one who brings in the money.

A car for around $20,000- people are going to mad knowing I was bough a car but let me point out some things, My mom is super scared about safety, and wanted me to have big car against the semi trucks and stuff. She wouldn't allow me to have small car and she has a prius and she considers it not substantial for long driving trips. She wants a tank, it had to be safe and it had to be a good brand car, Toyota, Subaru , or maybe Hyhundia .
We got a highlander 07 at 41,000 miles.
Let me also point out that when we started out looking I know this wasn't my dream car, I knew this car has to get me though college and after college it needs to be able to get 200,000 miles
it had to less than 15,000mile per year. My brother was given a car and if he was giving this option he wanted the nicest sleekest design.

If you are able to have nice things, go you. It seems like you do donate some to charity. All I can say is that I hope it was your own money and not your parents. Spoiled is a lot about attitude. If you're acting like a brat that thinks they are above others because of their financial status and never does anything to help someone else, then that person is spoiled. If your parents have taught you the value of a dollar, even while being able to afford nice things, then kudos to them and to you for having a good attitude.

PASCAGOULA -- Four illegal immigrants arrested last year in what was described as one of the largest hydroponic marijuana cultivation cases in Jackson County are tentatively slated to go to trial Jan. 24.

Enrique Brito, 42, Marcel Gonzalez, 34, Ricardo Gonzalez, 40, and Serafin Gonzalez, 39, were indicted in May, each charged with manufacturing marijuana. They were arrested Aug. 13, 2009, after authorities received a tip about a possible marijuana grow house at 1504 South Seventh Street in Gulf Park Estates, which is in west Jackson County just outside Ocean Springs.

Sheriff’s deputies and agents with the Narcotics Task Force of Jackson County descended on the home on a Thursday night. They knocked on the front door and once it was opened, Jackson County Sheriff Mike Byrd said they detected a marijuana smell wafting out.
Agents saw nine bags filled with at least one pound each of marijuana sitting on a floor, out in the open. In a bedroom, authorities found plants drying under lamps. At the time, the sheriff described a “highly sophisticated operation in which they were cultivating and manufacturing” the highly potent form of marijuana.

The operation was so sophisticated the suspects had ripped out the home’s air-conditioning unit and placed it in the garage so the house would remain warmer, speeding up the marijuana’s drying time.

Authorities said the men also illegally hooked up electrical wiring and were, in effect, “stealing electricity,” task force commander Curtis Spiers said after the bust.

After the arrests, authorities learned one of the men stayed at a home in the 5600 block of Brown Road in Gautier, There, authorities arrested Damaris Gonzalez Delcuadro, 29, after finding another marijuana grow room, also with hundreds of thousands of dollars in hydroponic marijuana growing in it.

She’s also facing trial on a marijuana cultivation charge.

Authorities seized a total of $500,000 worth of marijuana.

I want to redo my bedroom and i want to paint the walls and buy new sheets and curtains and every thing else . I already have a bed and a dresser so i dont need new furniture.

First set your budget. Then work out what you can do within that budget. Either how much you have to spend, or how much your parents are willing to let you spend. Figure out what you have to buy new, and what you can find at thrift stores and garage sales. Know exactly the look you want, and don't buy anything that doesn't help make that happen. Sheets can cost $50 each, or you can go to Bi-Mart or to Ross's Dress For Less and get a whole set for half that price. Be willing to work at it, and you can do a lot for not all that much. Be careful with paint, though. Cheap paint really isn't because you are likely to end up putting on 2 coats so it doesn't look streaky. Spend the money and buy paint guaranteed 1-coat.

Well start off by figuring out what you have in mind. Any certain theme? Colors? You have a pretty nice budget to work with so you can really do whatever you want.
First comes your bed. I dont know your area but Im sure that your parents know the local furniture shops and can help you find a nice deal on the bed frame/headboard that you like. Once you get that figured out, find out what bed set youd like. This can go along with any theme that you have in mind or just be based off of your favorite color or colors. Once you have found the perfect bed set, its time to move on.
Are you painting your room? If so, get that done before you put any of your new things in there. Go for a crisp white room or a shade or tint of your favorite color, which would match with your new bed set.
Now youve got freshly painted walls and an emtpy room. Put your new bed in first, wherever you want, personally I think beds look best centered on one wall with matching end tables on each side. On these end tables you could get a funky lamp and a new alarm clock. Places like walmart or target have really cute things like that.

Next comes the floor. Do you have carpet in there already? If you do, or even if you have wood floors, theres no need to get a new carpet in there. Its unnessecary and expensive as all hell. Just go with a nice area rug that matches your room. You can find these anywhere in your area, again, your parents would know where to look for this.

Now work on entertainment. Would you like a t.v.? A dvd player? A nice radio? Pick those things up and get a nice entertainment center. That way it will hold all of your electronics and also your cds, dvds, video games, ect. It will be neat and organized and all in one place.

Now work on your closet. Maybe pick up a new dresser or cute storage bins for your clothes. Try to keep things like that all in one area, like your clothes, shoes, makeup, jewlery. This way you have one specified area to get ready in, instead of running all around your room in the morning.

Maybe you could invest in a nice futon or a loveseat for your room, for when you have a friend over or when you just dont feel like laying in bed.

Now to top it all off, buy some nice picture frames and maybe posters, just some nice simple things to decorate your bare walls.


Youve got a brand new room. Just remember to have fun with it!

I know you mentioned that you don't like ordering online, and I'm not sure if walmart actually carries any of these in the store, but you do have the option to have it sent to the store or to your home. But maybe you could go to your local walmart and check. These beds are very nice looking and very affordable then compared if you were to walk into a furniture store. My friend ordered one of these style beds off of walmart and had it sent to the store and it is very nice looking and made well. Hope this helps!!

How to make my large bedroom seem smaller, cozier?

My bedroom is huge. I have usual furniture in it-- dressers, a twin bed, couple pics on the wall, etc, but it still looks too big! What can I do to make it look cozier without doing something major, like painting the whole room? Please note my apartment is rented, so i can't make any major, permanent changes.
I do have curtains and blinds in my room-- the usual stuff.

Painting isn't all that major, when you move, just prime and paint over it again, to the original color. It is the most impact for the money. I would go with your fav rich color, something like a dark neutral, like a charcoal gray or a caramel color, or a jewel tone with a glaze to make it shiny and transparent colors.

Window treatments, go BIG. Sheers across the windows, scaled to size and maybe a little longer than usual, but expand the look of the windows with the second layer. Use sexy touchable fabrics like chenille, velour, etc in a rich color, go higher than the window, across the whole window wall, or set up panels to tieback in between windows.

For furnishings, some ideas:

Bigger furniture pieces, esp if you can get a bigger bed. If you can't change the size, at least make it give a bigger impact. You can put the bed on a platform, or make a grand headboard to give it a bigger scale.

You can make good use of the space by setting up zones for other tasks in the room. It doesn't have to cost a lot. Some ideas: Allow generous room between zones so that the

A sitting area with a chair and/or couch, ottoman, reading light, a bookshelf.

A vanity area, maybe just a card table (dressed up with a table cloth) and a stray, simply designed dining chair (dressed up with a pillow case and a tassel like a slipcover). Use inexpensive baskets to store your makeup, perfumes, and hair products. Lighting is important here, if you can put it by a window, also include a lit makeup mirror.

A dressing area with an ottoman to sit and put your shoes on, maybe an old dressmakers dummy to model your fav coat or dress when you aren't using it. Include a full length mirror, for big impact, get a big one in a frame and lean it on the floor.

An exercise area. Outfit it with a minifridge to put bottled water in, maybe a coat rack to hang your towel and rolled up yoga mat.

An entertainment area, with TV, stereo, dance area, karaoke machine, stereo system, whatever. Add appropriate seating if you need it. A bench, some cute folding chairs.

An office, writing, art, craft, or other creative space.

Pick a few of these according to your interests and assign them places in the room perhaps a corner for each, with sensible neighbors of each group, for instance, maybe your dressing area is set up in front of or near the closet door, and next to that, you have a vanity area. Create boundaries and flow with furniture placement and rugs.

Thirty dollars? I assume you mean 300 if you're talking about a new set. One highly rated option is the Sony Bravia KDL-22BX300, 22 inch, about $270.

If you're serious about 30 dollars, you won't find one unless it's used and broken. For that price you could go to Goodwill Industries or the Salvation Army and by a used analog set, but it won't be flatscreen.

People say affordable apartments in Manhattan are small. I'm just curious how they compare to the Seinfeld apartment seen on the show.

There are two things you have to consider:

1) Seinfeld was fantasy, nobody wants to watch a TV show set in 600 sqft studio apartment over a Chinese restaurant. His "apartment" was a decent size for Manhattan.

2) Seinfeld was filmed in the early 90s, back then, rent was far less than what it is today. His apartment in the 90s might have gone for $1,800 or so.
Today, that same apartment, a one bedroom, elevator building, intercom system, would probably start at $2,700—and that's if you're lucky.

My apartment is in the Upper West Side, 2,200 sqft, two bedroom elevator, doorman, intercom, private terrace and private video surveillance, on-site gym, and it's $4,200 a month to give you an idea of running Manhattan rates.

Depending on what you're willing to sacrifice, which part of Manhattan you're willing to live, and how hard you look (I'll be honest, I didn't spend near as much time as I should have viewing and looking at apartments), you could find an apartment for much less. I am perplexed by this. How does this work?

I know the landlord can set whatever market price they want initially, but how do they pass cost increases to consumers when we have let's say periods of hyperinflation?

How can these tenants sue them for Ellis-Acting them? What if they go bankrupt? Who in their right mind would decide to stay in business with the Board of Supes breathing down your neck?

All rabid anti rent control rhetoric aside it is very possible for an owner to make a good living renting even with rent control.

Here is a real life example of somebody who has been in the same apartment for 20 years. Rent at move in: $700 for a 1 bedroom apartment.
Rent for same apartment 20 years later is now $1327. Yes, it is below average but well within the range of $12-1600 per month that is the current market rate for a 1 BR place in SF.
Hardly the scenario of paying only $700 a month that one other poster postulated.

Landlords in SF can raise rent in line with inflation thus if hyperinflation happens landlord can raise rent at that rate.
In addition, if a Landlord makes capital improvements to the units he can raise rents 10% of base rate. He is also able to pass through certain common area improvements and fees.

There are landlords who refuse to invest any money in rental properties and they in general are the ones bitching about how they can't possibly make money renting. They thus can raise rents only when people move out and without bothering to actually reinvest in their property.

My landlord would probably like to see me move out because he could do some more work [as he has done to other units] and then jack up the rent, but he is also happy to have a long term stable tenant who does most of the work on her own unit and pays her rent on time.

He makes a good living, he made more than 50K on our 5 unit building alone and is able to purchase more property in the neighborhood for investment purposes.

Ellis act evictions are for buildings where the owner wants to move into a unit as their primary residence. There are landlords who evict long term tenants with no intention of actually living in the unit they evicted from. ONLY then can a tenant sue under the Ellis Act and they have to have proof that the landlord is not living in the unit in question or moved out before the term stipulated by the Ellis Act.

I would go for a pattern in tan and burgundy for bed cover and add pillows. The pattern should not be flowers. Something tailored is more masculine than ruffles.

Solid curtains maybe. Tan if you want them to blend, burgundy if you want and accent.
A third color that would look good is green. Try differnt shades and see what works.

Be careful with the use of burgundy if the room is small.

You can go with a sort of royal , formal look with these heavy colors.

usually the mattress and box springs are sold seperately from the bedroom set. make sure when you purchase the mattress, you are getting the set.

She is a white shepherd,not aggressive at all. Very mild nature and we love that about her,but she likes being alone. She doesn't like sitting with us or going in our bedroom. We have only had her 1 week and we see a little improvement. We try to praise her and love on her all the time,but it is not really reciprocated.

Basically, you are going to be able to make only tiny changes - dogs have important developmental stages, and she is well-past the "socialisation" age-stage. What she is is almost what she'll always be, so far as character goes.

The proper time to get a pup is at 7-to-9 weeks old, which gives you a week for the pup to learn to trust you and allows you time to then give it experience (from a distance the PUP considers safe) of every movement, reflection, scent, sight, sound & texture in your environment BEFORE Pup reaches 13 weeks old and ends its "confident & curious" stage. From 13-through-16 weeks pups are in a "need security" stage - well-bred well-reared pups don't show that they are in that stage but, sadly, far too many pups miss out on both categories.

So either return her promptly, or be very patient with her slow progress.

If you keep her:
It sounds as as though she is hard to catch. So the first advice is to "wear" her.
• Put a buckle-collar on her. Using a 2-3m/6-10' flat leash, either place the loop over your right shoulder & under your left armpit, or put your belt through it. Then clip the horse-clip to the collar, and get on with your normal activities, quietly talking to her from time to time, and giving her a rub or a pat or a tidbit every time she voluntarily comes close. The objects are to get her used to your proximity and to convince her that nice things happen when she gets close to you.
If she shows fear of vacuum cleaners or spin-driers, tether her to something on the far side of the room while working; shift her to the side you've vacuumed, before cleaning "her" side.
• If she shows fright (at home or while you are walking her off-property), just stop (let her hide behind you if that is what she wants) and silently wait until SHE decides to either ignore the scary thing or - better - to investigate it. You then INSTANTLY praise her (use a high-pitched "happy" voice) and - if she's close enough - reward her with a pat or a rub.

NEVER ATTEMPT TO COMFORT OR SOOTHE A FRIGHTENED POOCH. That is REWARDING an undesirable behaviour, which encourages the dog to CONTINUE that behaviour!
You MUST wait until she gathers enough courage to tolerate whatever the scary thing is, then INSTANTLY praise-&-reward her for being brave.

DON'T take her to places where dogs run loose - neither you nor she can control how fast & close they approach.
DO learn her "bubble" - which means the distance outside which things don't bother her but inside which they do. (Cheeky sparrows have a very small "bubble" - they often let you get as close as 4ft before flying away. Humans tend to have a "bubble" of between 3 & 6 ft for strangers, 2 ft for friends.) After which, until such time as she shows that she trusts you to protect her from bad things, you make sure that you lead her AWAY from those scary things before they reach her "bubble".

• Join some of the 400+ YahooGroups dedicated to various aspects of living with GSDs. Possibly join one of the groups for owners of timid pooches.
Each group's Home page tells you which aspects they like to discuss, and how active they are. Unlike YA, they are set up so that you can have an ongoing discussion with follow-up questions for clarification. Most allow you to include photos.

• Once she shows that she trusts you, join a training-club class so that an experienced instructor can improve your use of "the voices", balance, posture, timing, rewards vs reprimands; at the same time your pet learns to pay attention regardless of what other dogs & people are doing,

Best home workouts i can do to prepare for the military?

i have about 40 day until i go to meps for my check up. i want to get in better shape before they look at me. im 6.0 ft tall, 150.00 pounds i wanna get to about 160.00. my metabolism is extremely high. im broke and cannot afford a gym membership. any ideas of what i can do in my bedroom for the next 40 day? i have two 25 pound dumbbells also but that all.

Running is probably going to be your most important workout. I recommend a long distance run once a week, a high intensity run once a week, an interval run once a week, a 1.5 mile run once a week and wind sprints once a week.

Your long distance runs should start at about 3.5 miles and increase by a quarter of a mile each week.

Your high intensity run should be the maximum effort you can produce for a period of 15-20 minutes.

There are different ways you can do your interval run but I like to walk a quarter mile and then run a quarter mile. During the interval run you should be running slightly faster than your one mile run pace. try to do between 6-10 intervals per run.

Your mile and a half run should be a sprint. complete that mile and a half as fast as you can.

When sprinting, start by walking 100 yards then sprinting 100 yards, then bump it up to a 200 yard walk with a 200 yard sprint, then 400, 800, 400, 200, 100. Unless you are already an extremely well conditioned runner, you will puke during this one. I do pretty much every time.

As for workouts to help with strength, push-ups are of course going to be #1 since you are preparing for boot camp. Pyramid sets work well but I prefer doing 5 sets with a rest period of 1:30-2:00 minutes between each set. Start by doing your max so you know where you are physically. For example, if your max is 50 push-ups, do 20 push-ups each set. Make sure you are going slow on each push-up and really emphasizing proper form on your push-ups. Each week you can try increasing the number of push-ups per set. Also, be sure to test your max push-ups once a week.

You can also try inverted push-ups to help strengthen different muscles. Rest your feet on an object that is off the ground a bit and do your push-ups that way.

Dips are another good workout you can do at home or while running at the park. Find a chair or coffee table or park bench and do some dips.

Sit-ups are good as well. I put my meet under the couch so I don't have to bug my dad or brother to hold my feet every time I want to do sit-ups. I like to do 5 sets of 35 with a 50 second rest in between. Crunches also work well but I think the sit-ups are better since you are training for basic.

Flutter kicks are great for your core and hip flexer muscles. Try doing 3 sets of flutter kicks and after the last set hold your feet 6' off the ground with your legs out straight for at least 30 seconds. You will really feel it in your core. I would start with sets of 20.

Lunges, squats and wall sits are great for your legs and you can incorporate your weights in with these workouts.

If you can swing the cash to get a pull-up bar for your bedroom door, I highly recommend it. Pull-ups are another great workout.

I'm in the market for some new bedroom furniture. I'm not necessarily in a hurry to get it, but I am curious about how long I can expect the process to take. I plan on buying from a "showroom" type furniture store, as opposed to a warehouse or clearance center. Plus, I'm getting a king bed and I hear that most stores cater towards customers looking for queens. I guess I will have to "order" the furniture. If you ordered from a store like this, how long did it take?

Also, I did find one set that i like, but i was told they cant deliver for 7-8 weeks due to back order. Is that standard wait time or way too long?

If you really like the set and the price, then I guess it is worth the wait.

I had to wait that long to get the living room sofa I special ordered.

And my bed took even longer but then we had an artist make a special headboard.

What are some good ways to shim interior doors?

My 3 bedroom doors wont stay where I put them. I know I have to shim them but dont know with what or which hinge to shim. Is there a doorman in the house? Any tricks of the trade?

shims are made from cedar shingles, cut into strips about 1 1/2" wide. because of the taper, if you put two together reversed they can be slide against each other to vary their thickness.

the object is to have at least five shim-packs on the hinge side [top, bottom and each hinge] and about the same on lock side.

this is done before the casing is installed. to 'stablize' the jamb i place shims at the top of both the hinge side and lock side, centering the jamb, and tighten so it won't move around to much and you can open the door without it falling out of the opening.

get the hinge side set correctly, plumb and straight. you slide the shims against each other to move jamb in and out. do the same for lock side [make sure you have clearance to open and close without rubbing], making sure you set shims near the catch for the lockset. after nailing jamb [nail thru shims where possible] you can cut the shims flush with jamb and apply casing.

a good fix on a loose hinge is to use, at least, one longer screw in each hinge [on jamb] that will go thru jamb and into the 2x4 framing beyond.

My home is very modern. My bedroom has hardwood floors, a very light wood bedroom set, black, gray, and white bedding. I have a 3 tier TV stand and want to put something decorative on the shelves which are polished nickel baskets (sort of) any ideas ?

in a modern room you want to keep the accessories sleek but flowing....basic but have some movement to them....

For example a sculpture.....that has a lot of curves....or a basic or abstract looking vase.

Since everything else in the room is very basic it would be good to interject some big punches of color in your accessories....like a brightly colored abstract painting on the wall....and then tie the colors of the painting into the accessories (vases, sculptures, candles, etc).

But make sure you LOVE the painting...otherwise you won't like the room....pick something you really believe in....don't rush it....check out www.allposters.com or www.art.com to get some ideas on artwork.

If you do order artwork I would order it on a canvas instead of framing it for a modern looking room.

What would you choose Black, or a Dark Cherry Bedroom Set and Why?

For decoration purposes, and whats hot right now would you say. Black to me seems modern and I like that.

I just got my bedroom set delivered today, and they brought dark cherry instead of black, screwing up the order, sigh.

Trying to decide if its worth it to go through the effort to get the Black, which I wanted first.

Obviously, it's up to you, but how much do you like the cherry? How long do you have to decide? If they give you some time, l'd live with it a while to see if it grew on me.
Something to consider: the durability and the sheen of the finish. Glossy finishes show flaws more than satin or matte, but as a rule, the darker it is, the easier it is to correct or hide them and your choices are both good in that regard. Black will always be fashionable, but are you planning to move with this stuff? The next room may be too dark for all that black, but the cherry might not be much better. I think the colors and finishes are less a concern than the style and details as far as modernity are concerned and in your case because they are both timeless.
Again, it's your choice, you paid for black and you shouldn't have to settle for something else. But now that you have the cherry in the room (if it is), imagine what it would look like black and if that's what you want, make the switch.

I would like to say IKEA but there are just some items there that are not sturdy like bookshelves and some tables...some items was bought at IKEA.

I have a small bedroom with a black bedroom set-queen bed, nightstand, dresser, and armoire. The walls are white with tan carpet. I went out and purchased a sateen black down comfort with a set of soft pink sheets but Im not sure Im going to be able to use it because there is just way way to much black. Can anyone suggest any ideas. Im just wanting a room that is pretty soft and romantic. I love the new furniture but I dont have any idea on how to decorate with it. Im not a "red" person, its never been one of my favorite colors. Any ideas on whether i should return the comforter and sheets and start over? I have no accents pieces yet so Im starting fresh.

pink works with black, tan works with pink, but I am not sure if you want to try all three. Maybe pull back on the pink to small items like alarm clock, bookends and such. Tan or white would be the best bet for the rest of the room. If you can paint, try a tan for 3 walls, leave 1 white and any trim white( paint is cheap and if you are renting be sure to ask first).You may want to use a throw blanket and some light decorative pillows on top of the bed to break up the black and try table runners or doylies on top of your cases. But if you are tight on money, Return the comforter and sheets to try something different.Maybe plain black and white will be pleasing, kinda go art-deco.

a rich red/orange wall accent with a nice earth tone brown will go nice on the walls to accent the furniture and beddings ... try imaging the walls in two tone colors.

Im 18 and will be 19 soon me and some friends were talking about living together. thing is i wouldn't even know where to start. What type of housing should we get ? its me and my fiance and two of my close friends. we all would have decent jobs and be full time college students. I dont want to put an apartment contract under me and my bf names because if they just decide to leave i dont want to get stuck with rent .

You'll need a 3 bedroom place, assuming you and your fiance will share a bedroom. 3 bedroom apartments are somewhat rare, but if you look around you can find one. (I actually live in a 3bedroom apartment,but it's the penthouse). You guys could also look at townhouses, or a duplex to rent.

Look in the news paper, Kijiji, and Craigslist. There are hundreds of places that need to be rented out. You phone/email the people who have places you might be interested in, and ask to set up a viewing. Then you'll go look at the place. It's good to go view several places, to know what's out there. Ask about parking spaces, garbage pickup, make sure there is an full-sized oven? dishwasher?, laundry, full bathtub or just a little shower?

for the lease, at the least, 1 of the four of you will have to sign it. Apartment managers to not like to rent to people who aren't staying long term, and a lease ensures that you aren't going to suddenly move out.
I suggest you and your fiance both sign the lease. Chances are, with the 4 of you splitting the rent, it'll turn out to be dirt cheap. Even if your friends decide to move out and leave you and your fiance, the rent probably will not be too bad. You can always find new roommates too if it gets expensive
