AN

I would like to find a nice, twin size bed that includes the mattress, boxspring, head/foot board or even an entire bedroom set for the right price. It's for my 5-year old boy.

Answer
Believe it or not the Goodwill Store in Tampa sells brand new mattresses. I would also check out www.tampa.craigslist.org and the Tampa Tribune special ads for items under $250. People are always advertising kids' bedroom sets in the Tampa Tribune. You can even go online to its site and do a search in the classifieds for ads in the last week, searching by the zip code close to you

any downside to renting a villa in tampa rather than staying in a hotel?

Mohsin

Im thinking about going to florida next summer, it seems villas are actually quite cheap if I want to stay for two weeks (£500-£600 pw) they mostly have private pools and are 4-5 bedrooms. They seem alot nicer than a 4 star hotwl and alot cheaper.

Am I missing something?

Answer
ahh yes that moment when you realise you can rent a whole house with a private pool for the price of a hotel room ! and no you are not missing anything at all except you have to make your own bed. You can save a ton of money not eating out, you can swim anytime you like and you donât have to listen to hotel doors slamming and other peopleâs a/c units droning all night.

When considering which property, as well as checking out the location thoroughly it is also wise to check the arrangements for getting access in detail and make sure you get plenty of contact numbers in case anything goes wrong. You donât want to be locked out which has happened to us on more occasions than I care to remember !

Rent direct from the owner if possible then you will know exactly what you are getting. Talk to them about their home and the arrangements they make for you to get the keys. Some will send you the keys direct in the mail (good), some will have a coded keybox on the front door (good) and others will require you to pick up the keys from their agent (possible problems).

Pitfalls to look for here are if you are arriving after hours and have to pick up your keys from a lock box at the agentâs office â does the box have a code ? will the agent have remembered to put your papers in the box ? what do you do if they havenât ? etc etc

Classic problems are the time the owner didnât tell us they had an intruder alarm â it set off when we opened the door and we couldnât contact the agent so had to go to a hotel for the night ⦠Or the time the agent gave us the wrong house keys; the time the agent changed the code on the keybox and didnât tell anyone. Or the time when the owner hadnât paid their water bill and the water was cut off ⦠or when the owner gave us the right street address for the rental but his own house number and we tried to get into the wrong house !! happy days â¦

Another thing to look out for is the âdamageâ deposit. Beware of giving your credit card imprint to an agent for this as they might get tempted to make a bit of extra cash out of you. Some owners will offer an insurance policy for a small fee (usually about $20) and some will require a cheque or payment in cash to be refunded after your rental. By talking to the owner you can get an idea of what their attitude is to how clean the property needs to be left and what their attitude is towards minor wear and tear.

Donât let any of this put you off â you will never go back to hotel rooms again
Have a great villa holiday

What added expenses will I find after moving away from home, and how much should I have saved?

Josh D

I was thinking I should save at least one years rent before I move out of home. What does anyone else living on their own in an apartment spend per month?
I should add that at my current job I'm making a little more than 1k per month, and rent should be around $450/mo.
Just paid off my car

Answer
You are moving out of your parents place? First, make sure you have a job and a car. Without, you will be stuck. If you rent a place, like an apartment, you will need a security deposit which is usually one months rent, plus, you will need the first months rent, so if you have a place that is $1000 a month, right there is $2000, just to move in. Then, you will probably have to put the electric bill in your name, that has a fee also, I am not 100% sure, but I would say about $50 to 80 for that. Then, if you decide to get a house phone, that also will require a set up fee, you have to pay the phone guy out to turn on your service. Its a rip-off, but you have to pay it to get it done. If you do cable, its not as bad as the phone, but some places also charge a fee for hooking it up.
As far as water, it will vary. If you are single, you will probably pay around $30 a month. Electric, will also vary, depending on if you use AC a lot. You might have a gas bill, depending on the kid of heat you have. That pretty much covers the bills. You will need to plan for food, typically $200 a month, and that is eating really light.
I live in Tampa, FL. I pay $860 for rent for a two bedroom apartment, close to 1100 sq ft. Electric is about $100, water $30. Phone was $75 and cable / internet was $80. My food bill was about $350 a month. My gas bill for my truck was about $120-150 a month, just because I live an hour away from work.

Hope this helps.

How Do I find a Top Notch Tampa Property Management Company?

Q. How to I figure out who is good and who isn't

Answer
Ask them these questions - I found at www.NoVacancyNow.com - they are who I use for my rental house.

1.You are Never Charged Set-up Fees
Would you believe that most property management companies charge $250-$400 simply to set up your rental property in their system. I don't care what kind of property management software a company is using, it only takes 5 minutes to put your property in the computer. We are not going to charge you for this.

2.You Do NOT pay us if Your Rental Property is Vacant
This one isn’t as common but I know half a dozen management companies that actually charge you money when the house is not rented. We get paid when the property is rented, and you are making money and not before.

3.If Your Rental Doesn’t Rent Within 2 weeks, We Take Additional Steps Immediately
There are all kinds of reasons why a property remains vacant. If the rental doesn’t rent in 1 month, there is at least one thing wrong that must be fixed. I have never found an exception.

Perhaps the rent is a bit too high or the property wasn't as clean as we were led to believe. Sometimes, something goes wrong in or outside the rental after we turn it. One month, there was a dead cat in the driveway of two different houses. Sure enough, once we removed the deceased cats, both houses rented within 2 weeks. :)

At the two week mark of the rental process, Stress Free Property Management starts interviewing prospective tenants to find out why they didn't like the rental property. This feedback is immensely valuable. If we constantly hear the rent is too high than we can talk with you and make an adjustment. Or perhaps, we are not getting any calls whatsoever which often means the same thing.

Sometimes, the house just needs to be re-cleaned and perhaps one or two things need to be fixed. For instance, we had a house that sat vacant for several weeks and we drove out to look at it again. It turned out that because of a hard rain, the roof started leaking and there was a very large wet spot in the ceiling.

4.We are Entrepreneurs/Real Estate Investors and Not Realtors Looking to Sell a Home
We understand that the buck stops with us and creative solutions and flexibility are essential to get your place rented. Therefore, we have created dozens of ways to develop prospects for your rental property that have been tried and tested on our own rental properties.

For example, did you know that your best referral sources for a new tenant are people who live in a 10 block radius of your house? The typical rental sign by another property management company states, "For Rent" and a phone number.

We have learned that by including the number of bedrooms and baths, rent amount, deposit amount, and highlights about what is great about the house that 4 times as many people call on the sign in the yard.

Now, people in the neighborhood know exactly what type of rental you have available and at what price. This makes it very easy for them to pick-up the phone and call their friend whom happens to be looking for this type of 3bed/2 bath or 2bed/1 bath. It makes sense when you think about, doesn't it?

We have found dozens of these type of techniques that greatly increase how fast we rent a home or greatly decrease the cost of maintenance.

5.We actually have a bunch of our own rental properties!
Therefore we have a vested interest to get off our butts and negotiate the best rates for you for electricians, AC Repair guys, plumbers, roofers, etc. This is a total win/win. We get better rates because these repairmen work not only on our rental properties but several hundred other properties owned by clients like yourself. This means volume discounts.

Sure other management companies can negotiate low rates with vendors as well. What incentive do they have to make sure those rates stay low? We have got to meet our mortgage payments on our rental properties just like you. Believe me, we pay extremely close attention to costs.

For example, we have an outstanding plumber that charges $30 an hour and no mark-up on parts. Typical plumbers charge $85-$130 an hour and have at least a 300% mark-up in parts. We buy the parts on our own account and save you that money. This type of relationship and pricing exists for all of our outside vendors.

6.You Save a Ton of Money on Leasing and Advertising fees

Which direction should my house face?

Q. i am about to buy a house in tampa, florida. i was wondering, which direction would make the best sense. right off the drive way, there is a garage and on the other side we've a lanai and a backyard. master bed room and kitchen are on the same side of the house. we're not planning to have a pool. you can see the floor plan at http://image60.webshots.com/460/1/96/47/2144196470048757535EmZHOu_fs.jpg and the site plan at http://image62.webshots.com/462/6/68/18/2445668180048757535xmRdYq_fs.jpg . all the lots marked with pen are available.
i would like to know other people's take on it as well as their experience.

appreciate the reply

A. if you have a split a/c system ( your biggest power eater ) public & sleeping, then you would want your bedrooms to be on the east side. your a/c won't have to fight the setting sun

Q. like something that doesnt even make sense.

A. Good Luck Mr. Dorsky
On July 20, 1969, as commander of the Apollo 11 Lunar Module, Neil Armstrong was the first person to set foot on the moon. His first words after stepping on the moon, "That's one small step for man, one giant leap for mankind," were televised to Earth and heard by millions. But just before he re-entered the lander, he made the enigmatic remark: "Good luck, Mr. Gorsky." Many people at NASA thought it was a casual remark concerning some rival Soviet Cosmonaut. However, upon checking, there was no Gorsky in either the Russian or American space programs. Over the years many people questioned Armstrong as to what the "Good luck, Mr.Gorsky" statement meant, but Armstrong always just smiled.

On July 5, 1995, in Tampa Bay, Florida, while answering questions following a speech, a reporter brought up the 26 year old question to Armstrong. This time he finally responded. Mr. Gorsky had died and so Neil Armstrong felt he could answer the question.

In 1938, when he was a kid in a small mid-west town, he was playing baseball with a friend in the backyard. His friend hit a fly ball, which landed in his neighbor's yard by the bedroom windows.

His neighbors were Mr. and Mrs. Gorsky. As he leaned down to pick up the ball, young Armstrong heard Mrs. Gorsky shouting at Mr. Gorsky. "Sex! You want sex?! You'll get sex when the kid next door walks on the moon!"
This is a true random story!
